PROJECT MANAGER
Must have a valid driver’s license, trade license and OSHA-10 certification (if applicable)
Maintain company vehicles and gas cards (if applicable)
Communicate with the Project Forman
Attend project meetings
Make site visits to check progress of project regularly
Determine and define project scope and objectives
Collaborate with engineers, architects etc. to determine the specifications of the project and General contractor
Responsible for all project documentation including: Submittals, RFI’s, Purchase Orders, Changer Orders, Close-out & any other documents required for the project excluding payroll reports
Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
Prepare budget based on scope of work and resource requirements
Track project costs & hours in order to meet budget
Develop and manage a detailed project schedule and work plan (coordinate with project schedule given by GC)
Provide project updates on a consistent basis to various Senior Management about strategy, adjustments, and progress re report directly
Negotiate contracts with external vendors to reach profitable agreements
Manage contracts with vendors and suppliers by assigning tasks and communicating expected deliverables
Acquire equipment and material and monitor stocks to timely handle inadequacies
Utilize industry best practices, techniques, and standards throughout entire project execution
Monitor progress and make adjustments as needed
Measure project performance to identify areas for improvement

PROJECT ACCOUNTANT
ESSENTIAL FUNCTIONS AND BASIC DUTIES
1. Assumes responsibility for the accurate and timely completion of assigned accounting and project management functions.
Accounts payable in accordance with policy and procedures
Input Purchase orders into Quickbooks and track costs
Verify entry of Accounts payable is properly job costed
Payable to vendors and create job lien waivers
Run reports in Quickbooks
Accounts Receivables in accordance with policies and procedures
Use AIA G701/702 documents and complete job related required documents
Input estimates and billings into Quickbooks
Apply payments to A/R
Run reports in Quickbooks
Analyze job costs and work with project managers to ensure costs are entered correctly and accurately
Job Flash reports and assist with the Work in Progress
Track job hours
Reconcile subcontractors by job
Track subcontractors Insurance certificates, subcontracts and W-9s
Assist project managers.
Understand and process Submittals
Understand and process Purchase orders
Create Operation & Maintenance Manuals
Create Site Specific Safety Program

2. Assumes responsibility for effectively researching, tracking, and resolving accounting problems and discrepancies.
3. Assumes responsibility for establishing and maintaining effective communication and coordination with area personnel and with management.
a. Maintains regular contact with other departments to obtain information and/or to correct transactions.
b. Assists office personnel as needed.
c. Keeps management informed of area activities and of any significant problems. Reports the status of all account reconciliations to the Controller.
d. Attends and participates in meetings as required.
4. Assumes responsibility for related duties as required or assigned.
a. Ensures that work area is clean, secure, and well maintained.
b. Completes special projects as assigned.
HVAC Installer
Responsibilities:
Ability to Install heating, air conditioning, ventilation and refrigeration equipment in commercial buildings not limited to VRF systems, Chillers, RTU's, ERV's, Exhaust Fans, Cooling Towers, and mini splits.
Understands all types of HVAC systems and how each component within the system operates in conjunction with the other components and how that impacts the overall operations of the system as a whole. These systems include but are not limited to air cooled, water cooled, hot water systems, chilled water systems, VAV systems, steam heating systems and building automation control systems
Ability to run refrigeration piping, braze or Kpress. Understands the refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot.
Must be able to work as a team player to install heating and air conditioning equipment
Must demonstrate the knowledge and ability to use all hand and or power tools associated with the type of work being performed. Must have hand tools.
Install all types of mechanical and HVAC equipment and associated ductwork and components for commercial and industrial buildings
Must have experience with working on construction sites and occupied spaces and all weather conditions.
Must have reliable transportation.

Plumbers
Responsibilities:
Skilled in the use of hand and power tools used in the plumbing trade
Knowledge of MA plumbing & building codes, safety regulations, and safety practices
Install new or replacement plumbing systems in commercial buildings.
Dig, Install, test and backfill underground sanitary and grease piping.
Install roof drains and floor drains.
Able to thread, install and test gas piping.
Install various fixtures: Toilets, Lav’s, urinals, drinking fountains, bottle fill stations, water heater, faucets, backflow preventors, stage tanks, Recirculator pumps, etc
Knowledge of threating, brazing, soldering, ProPress
Ability to measure, cut and assemble plumbing according to blueprints and submittals
